Major damage seen from the crawl

 This is what it looked like from the underside of this Shelby Home Inspection shower floor. This shower had been leaking for years. Rot was noted to not only the shower sheeting, but into the bathroom. Structural damage was noted to the joist and girder. Damage was noted to insulation. Mold was growing on the wet rotten wood. This will require a tear out of the shower, bathroom floor, replacement of structural members, and posiibly damage to walls, etc. I found this by going above the state standards. Standards are that we do not have to access any area that has less than 12" of clearance. I had about 7" in order to get to this area. While not all areas of a crawl can be accessed on occasion due to standing water, loose wires, pipes ducts etc, we do our best to get to them.This can just as easily happen in a Gastonia Home Inspection or anywhere
